Kansas City Home Inspections
An Objective Examination Of A Home's Structure and Systems

A home purchase is a huge investment and that's why Jason Brown Premier Realty Group will assist you in choosing a professional home inspector who will provide you valuable information regarding the condition of the property you are purchasing. The idea is to minimize or eliminate surprises later and to help you avoid finding out that major repairs are needed AFTER you have purchased a home. A thorough inspection of all major components of the home to expose defects is critical. Your home inspection will also provide you beneficial information on routine homeowner maintenance that should be expected with any home. Although home inspections are an additional expense when purchasing a home they provide a home buyer peace of mind to make a confident home buying decision. They are not required, but strongly recommended. A buyer who is concerned about justifying the expense of a home inspection should consider the alternative of buying a home and finding out later the roof is leaking, the foundation is failing, etc.
If you are buying a home in Kansas City, Overland Park, Lenexa, Olathe, Shawnee, Leawood, Gardner, Johnson County Kansas or Jackson County Missouri, your home inspector will provide you information regarding the structure of the home, including specific areas like the roof, doors and windows and systems such as plumbing, electrical and HVAC. After the inspections are completed there is usually a negotiation between the buyer and seller regarding the inspections. A buyer may ask a seller for "all, some or none" of the inspection items to be corrected or repaired... and the seller may agree to correct or repair "all, some or none" of the inspection items. Another possibility is the buyer and seller establishing an agreeable monetary value to counter the repairs and then the buyer may deal with the inspection issues as he/she sees fit, after the closing. Once an agreement is in reach, the buyer and seller will sign an "Inspection Resolution" that becomes part of the real estate sales contract. An added benefit is that a home inspector can often refer the seller (or buyer) to appropriate professionals who can assist with correcting or repairing inspection problems.

Kansas City Home Warranty Plan
Mechanical Systems, Appliances, Plumbing, Electrical, HVAC and More
Homeowner's insurance will not cover breakdowns of your mechanical systems, appliances, plumbing, electrical, or HVAC. Homeowner's insurance covers theft and specific disasters, but not repairs or breakdowns due to normal wear and tear. Think of it this way: If a hot water heater failed and destroyed your finished lower level, the insurance would pay to fix the damage to the finished lower level, while a home warranty would cover the repair or replacement of the water heater. That's why Jason Brown Premier Realty Group advises that buyer's get a home warranty when purchasing a home. You'll get the peace of mind knowing unexpected replacement needs and repair bills are being controlled.
If you are buying a home in Overland Park, Lenexa, Olathe, Shawnee, Leawood, Gardner, Johnson County Kansas or Jackson County MO, a typical one-year home warranty costs around $400 and covered items will be addressed for a small service trade fee, often around $65. A home warranty can be purchased by the buyer, and in some cases the seller may even be offering a home warranty in the marketing of the home. The cost of the home warranty is typically paid at closing, if included in a real estate sales contract. Providing protection against the high cost of repairing or replacing unforeseen breakdowns of a home's mechanical systems or appliances is a smart decision. Over 90% of home owner's agree that a home warranty would give them more confidence when purchasing a previously owned home. Consider that repairs on an aging home can mount quickly, much less an aging home that you know little about as a home buyer.
It is important that home buyers understand that a home warranty would not cover systems and appliances that were not in good working order at the start of the home warranty period. It also does not cover items that were needing repair at the time the warranty was issued. These preexisting conditions are what a home inspection is designed to uncover and a home warranty would not cover such situations as these. But a home warranty can clearly be a cost effective means of protecting your home's mechanical systems and appliances while, most importantly, protecting your investment.

Kansas City Homeowner's Insurance
Important Information About Homeowner's Insurance

Homeowner's insurance must be purchased at the time of closing. Jason Brown Premier Realty Group advises that home buyers get insurance quotes early in the process and have an insurance company and plan chosen far prior to the closing date. When getting quotes you should be sure your home is insured at 100% of replacement value, in the event your home would need totally rebuilt after a total loss.
Nearly all homeowner's insurance policies cover losses from fire, lighting, explosions, smoke, sinkholes, vandalism, theft, and planes or vehicles that crash into your house. Most policies cover wind damage, including hurricane damage. Many policies may also cover falling objects or broken water pipes. Few policies typically cover flood, war, earthquakes and nuclear accidents. Ask your insurance agent any questions you have about these specific scenarios.
Some other factors you may want to discuss with your insurance agent:
-
Most homeowner's policies pay to replace personal property at the value determined after adjusting for depreciation.
-
If you want to insure paintings or antiques you will need a floater policy.
-
Insurance against flood and earthquakes are not always part of a standard policy.
-
Most policies typically insure your belongings (i.e. closing and furniture) for 50% of the value you carry on your house.
-
A typical policy provides $100,000 personal liability insurance for your household. Be sure this is adequate coverage for your situation in the unfortunate even you were sued by someone hurt while on your property.
-
In the event you had to evacuate your home after a disaster, a typical policy pays additional living expenses up to 10% of the home's coverage.
-
Some items that may reduce your insurance premiums are security systems, smoke detectors, homes less than five years old, and placing your car insurance with the same company.
-
Homeowner's policies do not include flood insurance. You would have to buy a separate flood insurance policy.
-
If you can afford to pay a deductible of $1,000, rather than say $250, you may be able to reduce your premium by as much as 15%.
-
Some policies do not cover detached garages, screen enclosures, etc.
-
Find out if your roof is covered at replacement cost or at actual cash value. Actual cash value deducts depreciation of the roof. If you can afford it, replacement cost is the best coverage.
When choosing your insurance agent choose one with great ratings, rates and service. Insurance companies have paid over $100 billion in catastrophe-related losses over the past decade, causing great fluctuations in insurance rates. Add in the fact that fast moving appreciation has led to many homes being under-insured, and it is VITAL that you and your insurance agent review your policy every couple of years to ensure you maintain adequate insurance coverage at reasonable rates. With national estimates indicating that over 60% of United States homeowners WILL NOT be adequately covered when a totally destructive disaster strikes their area, we can not overstate the importance of a periodic review of your insurance policies.
