Why You Need A Kansas City Seller's Agent
Hiring a Realtor to represent you is important if you are to protect your best interests all the way through the home sale transaction.
The Kansas Brokerage Relationships in Real Estate Transactions Act states that a Seller's Agent is responsible for the following (1997):

Promoting the interests of the Seller with the utmost good faith, loyalty, and fidelity.

Protecting the Seller's confidences, unless disclosure is required.

Presenting all offers in a timely manner.

Advising the Seller to obtain expert advice.

Accounting for all money and property received.

Disclosing to the Seller all adverse material facts actually known by the agent, including environmental hazards, physical condition of the property, material defects in the property or title to the property, and and material limitation on the seller's ability to complete the contract.
This is the MINIMUM you should expect to receive from a Kansas City Seller's Agent. You should also expect your Seller's Agent to assist you in arriving at an appropriate listing price, by handling the coordination of the home marketing, working to qualify home buyers, assisting you in negotiations, and monitoring the closing details on
the property.
