Should Kansas City Home Sellers Take Their Homes Off The Market Prior To The Holiday Season?
Kansas City Real Estate Thoughts...
Many Kansas City home sellers will choose to take their homes off the market if they're not under contract prior to the holiday season. The reasoning is often that they'll wait for the spring market and get things started back up again under better circumstances. While this is the best avenue for many sellers it's also easy to provide sellers with several sound counter-arguments against doing so. So if you're a Kansas City home seller who is considering pulling your home off the market right now, be sure you also consider the following... Although there are typically less buyers at this time of year, there are also typically fewer SELLERS (competition) at this time of year, so the supply and demand ratio is often comparable at this time of year as it is in the spring. There are less "lookers" at this time of year meaning the buyers who do run you out of your home for a showing are typically buyers who are ready to make a move. Although the exterior of homes don't show their best at this time of year, the interior of homes typically DO show their best at this time of year - and there's no rule against taking your home off the market for a few days before and/or after a holiday. Many corporate relocations occur during December and January so taking a home off the market during this time of year could wipe out an entire group of potential buyers.
