Definition Of A Seller's Agent

Choosing the right listing agent is important because the Kansas City real estate agent you choose is the only one who will be representing your best interests during the home sale.

The Kansas Brokerage Relationships In Real Estate Transactions Act of 1997 states that a Seller's Agent is responsible for the following...

Promoting the interest of the Seller with the utmost good faith, loyalty and fidelity.
Protecting the Seller's confidences, unless disclosure is required.
Presenting all offers in a timely manner.
Advising the Seller to obtain expert advice.
Accounting for all money and property received.
Disclosing to the Seller all adverse material facts actually know by the agent, including environmental hazards, physical condition of the property, material defects in the property or title to the property, and material limitation on the seller's ability to complete the contract.


These guidelines are the MINIMUM a seller should expect to receive from their Kansas City listing agent. On a more practical level, sellers should expect their listing agent to assist in arriving at an appropriate list price, handle negotiations on the seller's behalf, coordinate marketing of the home, work to qualify home buyers and monitor the transaction closely from contract to closing.
